SINGAPORE COMMERCIAL PREMISES
A practical coordination resource for owners, occupiers and facility teams managing offices, retail premises, industrial buildings and other premises that require a Fire Certificate.
Fire Certificate obligations depend on whether the premises fall within the applicable Fire Safety Act criteria and on the building’s specific fire safety systems. Where an FC is required, SCDF states that renewal applications must be submitted at least two months before the existing certificate expires. Starting earlier gives the building team time to confirm appointments, arrange access, review records and address findings.

Coordinate annual inspection activity and the required PE certification. A longer FC validity period does not remove annual duties.
Plan access to fire command centres, plant rooms, risers and other relevant areas with building operations, tenants and contractors.
Record inspection findings, responsible parties, target dates and closure evidence. Escalate unresolved issues to the appointed PE and relevant contractors.
No. For Fire Certificates with validity start dates from 1 April 2026 onwards, SCDF states that the validity period is generally 36 months unless otherwise stated. Annual inspection and certification requirements continue during non-renewal years. Building teams should maintain an annual compliance calendar rather than only tracking the next renewal date.
FC Renewal Singapore provides administrative and coordination support: organising timelines, information, access arrangements, stakeholder follow-ups and action logs. Statutory inspections, professional certifications and submissions must remain with the appropriately appointed and authorised parties. We do not represent SCDF and cannot guarantee an approval outcome.
