FC RENEWAL SINGAPORE

FOR MCSTS & MANAGING AGENTS

Fire Certificate renewal coordination for condominium and commercial building teams.

A practical way to organise renewal dates, annual inspection activity, contractor coordination and follow-up actions across your building portfolio.

Why a clear FC tracker matters

MCST council members and managing agents often coordinate multiple parties: building management, appointed professionals, maintenance contractors and owners or occupiers. A central record helps make responsibilities and next actions visible before a deadline becomes urgent.

Expiry and milestone tracking

Record FC validity dates, the two-month SCDF renewal submission deadline, annual inspection milestones and internal target dates.

Inspection readiness

Prepare access arrangements, system records, previous reports and points of contact for the appointed PE and contractors.

Defect and rectification log

Track findings, responsible parties, target dates and closure evidence so unresolved items remain visible.

Clear stakeholder updates

Provide council and management teams with a concise view of progress, dependencies and issues requiring decisions.

A simple operating sequence

  1. Confirm whether the premises requires an FC and check the current certificate.
  2. Map the building’s relevant fire safety systems and appointed professionals.
  3. Schedule annual inspections and coordinate access.
  4. Track findings and arrange rectification through the responsible parties.
  5. Work backwards from SCDF’s requirement to submit renewal applications at least two months before expiry.
  6. Keep records for annual certification and any SCDF audit requirements.

Important 2026 update

FCs with validity start dates from 1 April 2026 onwards are generally valid for 36 months unless otherwise stated. Annual PE inspection and certification requirements continue during non-renewal years. This means a three-year FC should not be treated as a three-year period without compliance activity.
